Architectural/Design Review

Living in an HOA helps protect both your investment and the overall look of the community. At Grace Gardens, any additions, modifications, or changes to the exterior of your home or property must be reviewed and approved by the Architectural Control Committee (ACC) before work begins.
Major projects—such as adding a patio or storage building—may require a review fee. Minor projects, like painting or landscaping, simply require an application submission with no fee.
The ACC has up to 30 days to review applications. If additional information is needed, a team member will reach out. Final decisions will be communicated via email within that timeframe.

What Requires Pre-Approval

Examples of exterior projects that require ACC Committee Review:
  • Painting the exterior or trim
  • Installing security cameras
  • New front door or screen
  • Redesigning or installing landscaping, irrigation, and/or lighting
  • Constructing a fence, wall, and/or gate
  • Adding a secondary structure, such as a shed
  • Installing solar panels or a satellite antenna

ACC Application Forms and Required Materials

Submitting a complete ACC Application is the best way to have a smooth, efficient process. Every application must include: 
 
  • A completed ACC Application. Submitted online, by email, or in person at the HOA Office.
  • A Lot survey annotated to detail the exterior changes you are making on your lot. Your lot survey is with your closing documents
  • Additional details such as color swatches, contractor information, and more may be needed depending on your project.

How to submit an Application

1. Access the ACC Application. The HOA offers a digital and paper copy for your convenience. 
 
 
2. Provide the Following Project Information:
 
  • Lot Survey: A copy of the lot survey (included with your closing documents) showing the proposed location of the project.
 
  • Project Dimensions and Elevations: Diagrams or drawings that clearly show the size and height of the project.
  • Materials Description: A list of the materials that will be used.
  • Color Information (if applicable): Include brand names and specific color names or numbers.
  • Submit Payment (if applicable): Mail or drop off the required check to the designated address

3. The design review board shall have up to 30 days to review and respond to any completed submittals. An approval or denial letter will be emailed/mailed to the Homeowner’s address on file.
 
4. Work must be completed within 12 months from the date of the approval. When the work is complete, please email your Community Manager, Barbara Kill, at bkill@ccmcnet.com, reporting the completion of the project. If the approved work is not completed within 12 months, another design review application must be submitted and approved.
